HUD updates basic statutory mortgage limits for 2026 FHA multifamily housing programs

On May 6, HUD issued a notice in the Federal Register, adjusting the basic statutory mortgage limits for multifamily housing programs for 2026. In accordance with Section 206A of the National Housing Act (NHA), HUD pegged the adjustment to the 2.3 percent increase in the Consumer Price Index for All Urban Consumers. The updated limits took effect January 1 and apply to the FHA’s multifamily mortgage insurance applications submitted or amended on or after that date, provided the loan has not yet received initial endorsement. The revised per-unit limits vary by bedroom count and building type and cover programs under several sections of the NHA, including: (i) Section 207 multifamily housing and manufactured home parks; (ii) Section 220 housing in urban renewal areas; (iii) Section 213 cooperatives; (iv) Section 234 condominium housing; (v) Section 221(d)(3) and (d)(4) moderate income housing; and (vi) Section 231 housing for the elderly.
