On August 18, Fannie Mae published updated FAQs for the Uniform Appraisal Dataset (UAD) 3.6 and Forms Redesign initiative ahead of the November 2 effective date. Beginning November 2, UAD 3.6 will be mandatory for all new appraisal reports submitted to the Uniform Collateral Data Portal. Submissions using UAD 2.6 will return a “Not Successful” error message. Lenders may continue to submit revisions to UAD 2.6 appraisal reports through May 3, 2027. UAD 3.6 will replace legacy appraisal forms with a reporting structure aligned with the latest version of the Mortgage Industry Standards Maintenance Organization (MISMO) Reference Model 3.6.

The updated FAQs address several topics, including: (i) how lenders should process loans transferred from another lender with a UAD 2.6 appraisal report after the mandate takes effect; (ii) whether appraisal reports successfully submitted before the mandate can be resubmitted under a new loan number using the original Document File ID; (iii) whether loans with UAD 2.6 appraisal reports can still be sold to the GSEs after UAD 2.6 is retired; (iv) how to handle construction loan appraisals initiated before the mandate but completed afterward; and (v) the meaning of “Site Owned in Common” in the redesigned Uniform Residential Appraisal Report.
